Is it too late?
Not always. I specialize in retrospective appraisals, where we appraise the property according to a past date—exactly what many estate/probate cases need.
What it usually costs
I charge around $450–$700, averaging $525 — depending on the complexity of the appraisal (waterfront, unique features, etc.)
Emergency appraisals are an additional 50% of the final appraisal fee.
